That's the lowest monthly figure the county has posted in a while, but it comes with a caveat: closed sales also fell 12.7% to 909 transactions, and new listings dropped 6.6% to 1,309. When both sales volume and new supply shrink at the same time, a single month's median can swing on which price bands happened to close, not necessarily on a broad shift in value. I wouldn't read one month of decline as the start of a trend without watching August and September too.

Is it a buyer's market or a seller's market in Northeast Florida right now?

Neither, cleanly. Duval County has 3.9 months of supply and St. Johns County has 3.3 months, and 6 months is generally the line between a buyer's and seller's market. Both counties are still under that line, which keeps some pricing power with sellers, but active inventory has grown enough over the past year that buyers aren't facing the bidding-war conditions from a few years ago. Honestly, if you're a seller waiting for 2021-style urgency to come back before you list, I wouldn't hold out for it. Price it right for today's pace, and it'll move.

What are mortgage rates doing right now?

The average 30-year fixed mortgage rate was 6.66% as of Freddie Mac's September 1, 2026 weekly survey, ticking up over the prior few sessions as Middle East tensions pushed oil prices and the 10-year Treasury yield higher. When fewer, and relatively higher-priced, homes close in a tighter-supply county, the median moves up even in a slower month.

Should I sell my Jacksonville or St. Johns County home right now?

If your home is priced to the current market and shows well, yes, this is a reasonable time to list. Days on market are still fast by historical standards in both counties, and the Home Affordability Index for Duval County jumped to 98 in July, meaning a median-income buyer there is close to fully qualifying for a median-priced home on a 20% down payment. That's a real pool of ready buyers. St. Johns County is a tougher affordability story, with an index of just 56, so sellers there should expect a more price-sensitive buyer pool and shouldn't assume last year's comps will hold without adjustment.
